The applicant is seeking to construct a 4-story mixed use building totalling approximately 45,373 SF, which will feature 9,870 SF of commercial space and 30 market rate apartments, 10% of which are priced as workforce housing (80% area median income).  Added costs in preparing the existing site for development, complying with the Town's design standards, and financing and construction costs impediments require assistance to make the project financially feasible.  The project is an Enhancement Area and a retrofit zoning district.
